Rental Agreement Rules and Guidelines The following Rules and Guidelines apply to lessee (Guest) and Lessor (GBR) upon signing the Rental Agreement and payment of deposit. 1. Lessee agrees to pay Lessor total rent due 60 days prior to arrival date. 2. Damage deposits are held in “Agreed Upon” status (not charged) as outlined in Rental Agreement. The Damage deposit agreement is released provided all conditions within the Rental Agreement is met, including the final cleaning and inspection of unit. In case of forfeiture of Security deposit copies of expenses and evidence of damages will be provided for personal record and owner/company records. 3. Reservations canceled a minimum of 60 days prior to the scheduled arrival date will be refunded the Prepayments and Damage Deposits, minus a cancellation fee of $70.00 plus tax.  4. Cancellation/Travel Insurance available through CSA: See “About GBR” for future details. 5. Checks are accepted. Check MUST be received within 3 business days of Rental Agreement acknowledgement or reservation will be released from hold.  Two checks are to be sent: 1 for Prepayment and the other for the Damage Deposit. Write in Memo on check Reservation # for Rental Agreement. Damage deposit checks are returned after the 1st of the month after the Reservation date. Returned Checks will be access a $30.00 Service Charge 6. Singles < Age 25 are prohibited unless accompanied/entire Occupancy by Parent/Legal guardian. If reservation was obtained under false pre-tense all Rent/deposits are forfeited.  Guest will not be allowed to check-in or remain in GBR property for remaining contracted time. 7. 4 PM is Check-In time and 10 a.m. is Check-out time.  8. ABSOLUTELY NO PETS ALLOWED 9. ABSOLUTELY NO SMOKING allowed inside condos. ALL UNITS are NON-SMOKING 10. NO Gas or Charcoal grills allowed on property or on balconies 11. Cable TV service is provided 12. Internet connect is provided 13. Complete linens for the unit are provided. See list on Refrigerator for linens Inventory for unit. Bath linens are based on 1.5 X Maximum Occupancy per unit. 14. All lost keys are subject to a $25 Charge. Keys discovered missing after departures will be accessed from Damage Deposits. 15.
