The condo was nice and the view spectacular. We found it to be clean and comfortable. Recommend maintenance review of units under management, this one had 2 major issues, that were promptly resolved, but not what your guests want to deal with while on vacation.

The condo was beautiful! Great ocean views! Very comfortable. We have stayed with Beach Manor several times in a few different condos. This one was very nice. The master bed has a very firm mattress so it was a little uncomfortable for us. If you like very firm mattresses, you'll be fine. No other complaints. We had a great vacation and as always, check in and out was a breeze.

This is the fourth time we've stayed in this same rental. We couldn't ask for a better view. The accommodations have been everything we expected each time. My only concern is that the price went up significantly since our last visit. I'm hoping there will be a loyal/returning vacationer discount. I would recommend this place to others. ����

We had an amazing trip and enjoyed our stay! It has been years since we’ve been back to Tops’l and this was the first time we had gone to the beach with just us and our toddler. We wanted something nice and easy and we’re not disappointed! The condo was clean, updated, and had a gorgeous view! We loved having the option for lunch by the pool instead of having to pack a cooler. They could use a new coffee maker but that’s about the only thing I noticed!

This condo is so clean and comfy and the ocean view from the deck is just beautiful. Gibson Beach Rentals was great to work with. I texted the first morning that the toaster was broken because I didn’t want them to think we broke it. Gibson Rentals delivered a brand new toaster the very same day while we were at the beach! Check in and check out was a breeze. You won’t go wrong with this one!

My unit has a fabulous view and kitchen is well stocked. The new chair in the living room is perfect to sit and watch the magnificent Gulf. Master kingsize bed is very comfortable.
Unfortunately the living room sofa cushions are really "tired" and worn making for a very uncomfortable sit.
The kitchen cabinets show their age and major wear. Have trouble closing some of the cabinet doors or keeping them closed. And the cabinet holding the trash can needs cleaning or painting. The kitchen really needs new cabinets.
The entry door is not too inviting with major paint chips and rust on the door.
After visiting 3 other BM condos which have had many new upgrades it appears that 811 is due for a major facelift.
Gibson management staff are the best - always friendly, and quick to respond to any question or concern.

Thank you Linda for the amazing review. We will dive in and take a look at those kitchen cabinets and couch and let the owner know our findings. The entry door is scheduled to be sanded and repainted as part of a building renovations. I would like to add the owner has installed new floors, paint bathroom cabinets, new window coverings. Update the master bed, dishwasher and sitting chair. We are so glad you enjoyed your stay and I can't say that I blame you for loving that chair in the living room that is one of my favorite spots as well.

We had a wonderful time during our 4 week stay at Beach Manor. Enjoyed eating at the Sandestin wharf, shopping at the outlets, golfing, and relaxing on the beach. Can't wait til our next visit !!

Our TopsL condo was perfect. Great view on the beach. Walk to the beach in 3 minutes. Pools in 2 minutes. Friendly customer service with REAL people to talk to.

We had a very good time in the rented condo. It was well stocked, well kept. The view was amazing from the picture windows in the den and from the master balcony.

Beautiful condo on the beach! Our experience with Gibson was easy. Loved the on line portal with all the info. Only glitch was the cable box had to be rebooted almost daily. The Condo was awesome and well equipped. Loved the TOPSL experience as I play tennis and love the facility. Would stay there again.

Beach Manor 0811 was awesome. It was neat and clean on arrival. We had no complaints and would book this condo again!
My kids loved playing with the treasure box and the few toys that were in there.

The Rental company was very nice to deal with and the place was extremely nice and clean. The ONLY complaint I have is that I wish the balcony was a little bigger or at least have chairs that you can see over the top of the rail. We had to look thru the bars to see the beach.

They need to provide more supplies for longer stays.

We're terribly sorry you were unhappy with the starter supplies provided. Unlike hotels, vacation rental units do not provide supplies such as paper towels, dish soap, washing machine detergent, etc. for the full length of a guests stay. The rental agreement clearly states what is provided and what guests may want to bring as our operation and protocol are up to industry standards. We apologize this put a damper on your vacation. If you were lacking a trash bag or needed an extra mornings worth of coffee, we would have been happy to accommodate you. A quick call to our office is all that's needed. We hope, in spite of this, you all had a great time and made memories to last a lifetime.

Blessed w/perfect weather after storm Alberto. One rainy & rest were perfect days. Highly praise & recommend Gibsons Rental. Unit was "OK"...not the best but not the worst. The renovations are grt but falls short of a complete redo to make unit perfect !! Carpet is old & stained.. not gross but definitely brought quality of unit wayyyyy down. Son slept on sofa bed & wasnt comfortable. 2nd bedroom quite small so recommend bunk w/trundle to give some walking space. Kitchen utensils & cookware needs upgrade & replacement. Would stay in this unit if choices limited because beachview was spectacular & unit was clean/nicely decorated. Kudos to Gibsons for extra touches on welcome pkg & bath products !!!! Balcony furniture was nicer/higher quality than others in bldg which is an extra star for this unit too.

We are glad to hear ya'll had a good time even though this may not have been the perfect unit you picked for your family. We do have a service order open regarding the carpets and are working with the Owner on more permanent resolution with that. Replacing flooring is unfortunately a much bigger project than a unit can endure in peak summer when everyone is staying back-to-back. We have ensured it is cleaned properly though. The second bedroom shares the same floorplan as the other 2/2 units in the building so while the bedrooms are smaller, you generally have larger living spaces and roomy kitchens. We did also create a service order to thoroughly check all of the kitchen utensils and cookware -- please let us know if that is ever a problem again as we keep these items on hand since they endure so much use and get deemed discardable so quickly in vacation rentals. We want to ensure you have everything you need for an enjoyable stay and are always happy to help. Please do come see us soon again, and we'll help you find the perfect place for your family next while saving some money by booking direct with your repeat renter discount.

We loved this beautiful unit with an amazing view from the minute we opened the door. Very clean and well supplied in kitchen. New living room sofa and chairs . The building is well maintained. GibsonBeach Rental Provided excellent service with any problems. We had a problem and thank you to Gibson Beach Rentals and the owner of the unit our problem was solved and made our stay even more comfortable. I can’t praise Gibson Beach Rentals enough. A short family spring break at Beach Manor was wonderful! There were a few minor things that need to be addressed and wifi never worked. Overall though the unit was very clean & comfortable with a stunning beach view & location.

Condo is furnished very nice for a beach home. Great location, easy to get to the beach and shopping. While every property is different, I would have liked to have beach towels available.

Having stayed at Topsl many times over the last 20 years, the only disappointment was not having access to the main fitness facility on the property.

What you see is what you get. The pictures do not lie. Views, beach, pool and property location. You will not be disappointed. If I owned a condo, I would use Gibson Beach Rentals to manage my property. They just do it right.

We rented Beach Manor 0811 for our honeymoon, and it did not disappoint. Everything was just perfect...the 2 gorgeous views of the Gulf, the decor, the easy access to the beach, fully stocked kitchen appliances/utensils, etc. The location was perfect, the view was perfect, and the condo was just what we needed. We definitely plan on booking another stay next summer.

Clean and up to date space. The bed is entirely too soft and uncomfortable, and the pillows aren't comfortable either. The lighting is awful. I had to apply my makeup in the living room by the lamp,and that still wasn't enough. Very dark in the bathrooms. This is a very nice snd up to date place, but not sure if we could handle staying again without being able to get a good night's sleep. But perfect if you like a very soft bed.

The Condo was Beautifu Inside. The View Of The Ocean From The Window And Balcony Was Amazing. Condo 811 Was Very Clean And larger Than expected. The Decor Was Lovely, Very Beach Cottage/Cape Cod charming. The Furniture Looked new. Beds Were Very Comfortable, Especially THe master Bedroom. The Location Of The Condo Was Perfect. The Private gated area Was Very Clean, Grounds Were Decorated nice. The gate Attendants Were Very Kind And Welcoming. Check In And Check Out Was Very Smooth. This was Our First Time To Rent From gibson Beach Rental, At tops'l Manor 811 And We Are Already Planning On Booking Again With Them.

We had 2 relaxing weeks in this condo. Every morning we had our coffee on the veranda--one morning we even got to watch about 8 dolphins frolicking close to the shoreline. We really liked the location--quiet, but close to restaurants and shopping when we wanted to leave the premises.

We had a good time in Destin. The condo was just as the pictures depicted. The large windows in the living area made for a great view of the gulf. The master bedroom has a view of the gulf with a sliding glass door to the small balcony. We would stay there again.

We enjoyed our stay at Beach Manor. The Condo was on the eighth floor which made the view of the ocean incredible. The building sits extremely close to the shore. The ocean is very warm and the sand really does look like sugar. The beaches are very clean and the water so clear you can see the fish.
The unit, number 0811 was very nice. The furniture is getting a little tired but still looks good. They really do need a new mattress in the master bedroom. It sags in the middle. The twin beds were not great but okay. Unit was well stocked. They had two umbrellas and two chairs in the unit for our use.
We loved the keyless entry as well as how easy Gibson made the entire process. We were very impressed with them. Nothing went wrong with anything while we were there so we never had any verbal exchange with Gibson. Very smooth transaction from start to finish. Thank you for a lovely vacation.

Very nice condo. Although it rained the first 3 days we still had a blast. Would definitely stay in this condo again. They were doing some cleaning to sidewalks and we had to take the long path to the beach but those things happen

My sister and I decided a few months back that a vacation was needed! We (I) (haha) searched and searched for the "perfect" place for us to stay. I stumbled across this rental and the pictures just said it all. So, we finally decided upon this property and I don't regret it a bit. We walked in on our check-in day and it took our breath away. The view was AMAZING. The layout was nice. The master bed was HEAVEN. (I'd love to know what kind of mattress that is!) The master bath was nice, as well. I loved the beautiful, spacious shower. Everything was wonderful. Although, the elevators went out one day and we had to climb 8 flights with our hands full of beach chairs, umbrellas, etc. That was definitely not ideal, but they fixed them within a few hours. The only thing about the unit I would change is the early check-out time, but other than that, I was very pleased. And so was my little sister. It was a great get-away.

Condo was great! Weather was great! Beach was great!

The only real issues was the beach, people with there own umbrellas and chairs had to walk to the end of property line to set up.
I didn't think that was right if you wanted close or in the middle of property you had to rent there stuff. I wont be coming back again for that reason.

In my opinion, this condo is even better in person. The pictures do not truly do this place justice. This was our first vacation to the gulf coast area. We feel very confident that we chose the best kept secret in the area for our first stay. Love the location! Great area for families! Awesome views from the living room and beds that are just as great as your own. We will be back!

The view is spectacular!! This unit is one of the best we've stayed in on the Topsl resort and we've stayed in all 3 condo buildings over the last eight years usually twice a year. I will definitely stay here again!!

We enjoyed our stay in this condo so very much. The condo is spacious, well decorated and has a gorgeous view. We plan on coming back as soon as possible!

My family and I loved this rental! The view was breathtaking, the place was very clean and accommodating, and the bed was extremely comfortable. We were expecting it to not be as nice as the pictures and for something to go wrong but this was not the case!!! The whole complex was amazing and exceeded expectations! Also getting in and checking out was easier than a breeze! I would definitely recommend this property and also am already thinking about coming back in a few years!

Beautiful condo. Again from previous reviews, only one working elevator. The condo was very clean. However, not one salt, pepper,coffee filters. If you plan on using the kitchen, be prepared to buy EVERYTHING. The view is amazing and the beach beautiful!

We found the condo and all the furnishings in good condition. Generally, well equipped and maintained. Very nice location and setting.

Our stay was very relaxing and quiet. My only complaint was that the master bed needs a new mattress and pillows. Other than that everything else perfect!

Our over all stay was wonderful, great location, beautiful weather and beach. There were just a couple issues that need to be fixed, 1) one of the beds in the guest bedroom is broken and needs to be fixed. 2) the elevator always seemed to be getting repaired. All and all we were satisfied and I would stay at this condo again.

My family and I stayed at Tops’l Beach Manor August 27-31.
The condo - Check in is super easy. We rented through Gibson Beach Rentals and they provided the door code to the condo. There is no check in process, you just show up at the condo at check in time. If you need to arrange an earlier check in, make sure to call Gibson. It will depend on whether the unit is being vacated the day of your check in.
The condo itself was great. When you walk in, the large windows opposite the door showcase the view of the beach!! It was a beautifully clear day and the view was awesome! The condo was tastefully decorated and contained everything we needed for our stay. It was cleaned very well and there were enough towels for our stay. There is a washer/dryer in the unit and the kitchen is fully stocked. Some of the cookware and cooking utensils could use some freshening up. The bed in the master was a bit uncomfortable.
Location – The unit is located in Tops’l Beach and Racquet Resort which consists of several condo units and villas. Beach Manor is right on the beach. The resort rents chairs and umbrellas and sets them up right on the waters edge. Two chairs and an umbrella rents for $28/day. The unit of our condo also provided two chairs. Bring your own beach towels. The beach is private to the resort only so it was not overly crowded even though we were there over Labor Day weekend. We did not spend any time at the pool but there are several. The main pool looked a little crowded but the Beach Manor pool was hardly used. There is a little restaurant and a bar at the main pool.
Overall, a great stay.

We enjoye our stay at Beach Manor, the view captures ur attention as soon as you enter the condo. The furnishings were comfortable and we had plenty of room to spread out, there were 6 of us. The walk to the beach was easy and the people we encountered were all very helpful and friendly

Beautiful place, amazing view, could see dolphins in the morning! Everybody was very professional, will visit again.

Phenomenal views and all, but the only minor issue was that wifi connectivity was spotty & the beach chairs provided needs to be upgraded.

Enjoyed the great view, comfy furniture, flat screen TV's, new washer/dryer, etc. Only untimely problem was the fridge/freezer "died" 4 days prior to our departure; owner plans to replace.

We apologize for the fridge/freezer troubles, but are excited to let you know the Owner purchased a brand new, stainless steel replacement within a few days of the incidence.
