The reviews were accurate. The unit was as advertised. Very comfortable. Well stocked. Well maintained. Good pools. Not a bad walk. Beach has enough room, definitely not as crowded as San Destin’s beach. Would definitely stay here again.

Wonderful, spacious, clean condo with a nice view! Staff responded quickly when we had an issue with a drain. The kitchen had all the basics you’d expect, the beds were comfortable. Nicely updated! My only complaint is the Tops’l private beach. This is our 4th year staying at Tops’l and I was really disappointed with how far away and how small the “guest” beach area is now. It’s gotten very small and crowded, meanwhile there are dozens of empty rental chairs. For the weekly price, it seems guests should be able to bring their own items to the beach and actually have a spot to sit.

The condo was just as described and very clean when we arrived. I love the ease of using an app for everything and it made communication with management very easy. I’m already looking at other places managed by Gibson in this area for next year so we can try to get one right in the beach. (The walk from Summit is not terrible.) The location was very family friendly and the beaches were beautiful.

Great condo! This is the second time that we stayed in this unit. Condo is in a great location and is spacious with a great layout. Mattresses could be a little more comfortable.

Beautiful view from the balcony to enjoy morning coffee and afternoon cocktails. The condo was perfect for a gathering of friends. It was nice being close to shopping and restaurants. We enjoyed The Ocean Club with the "early dining" specials. It would have been helpful to have grab bars in the shower area.

The condo was very nice except for a couple of issues. We were notified it was ready early, then told there was an AC issue and to hold off, which ended up being a couple of hours after our check in time, but they got it fixed, which was great!
The guest shower did not work well at all, one of our sons had to wash his hair in the tub faucet. We contacted management and they sent someone out and we were told the shower needed to be replaced. The sons made due with the other shower, but that was disappointing. I am sure they took care of it after we left....they were very quick to respond.

Overall good experience. It’s a true 5 min walk to the beach which was a lot lugging chairs, boogie boards, beach bag, toddler, etc. I had read a review about a wagon in the unit to help with beach lugging so we didn’t bring our own. There’s not a wagon! Otherwise, this worked well for our family and our kids slept well in the twin beds. Great that they had beach chairs and boogie boards (although I recommend renting an umbrella and chairs rather than lugging). I was not a fan of the app we had to use for tge property. Hard to find all of the different info. I’m old school email I guess.

We have stayed in a host of Tops’l units at Beach Manor, The Tides and the Summit over the last 6 years and this unit was one of the best! View was great, location great and the decor was perfectly beachy and very comfortable! Would definitely book this unit again!

Everything was perfect in this condo. It was very clean, pretty and close to the heated pool, tennis courts, miniature golf and the ocean. We would love to stay here again. Shopping was just done the road along with so many great restaurants and fun things to do all throughout Destin.

We had an excellent stay at Tops'l Summit. We booked it last minute for the Thanksgiving holiday and it was perfect. This was the first time I have been in a rental property that the kitchen had every single thing I needed...and on Thanksgiving even. Every detail was taken care of, especially during covid. There were single sizes of soaps, dish and laundry detergent, etc. The condo provided beach chairs and an umbrella and the property management company app was a piece of cake for contact free check in. We also loved that since the Tops'l property was the last "resort" before the state park and private homes, the beach was a lot less crowded than the neighborhing Sandestin. The beach was an easy 5 minute walk from our unit.

It looks just like the pictures! Pretty clean and spacious for family of four. I loved the decor and view. The location was a little further from the beach than expected but not bad. Pool was clean but hot tub didn’t work very well. I would recommend.

The property was nice but the closets were packed with misc. items - very little room to hang up clothes. There were items stored under each bed making a bit inconvenient.

The condo was more than enough room and it exceeded our expectations. We have 2 small children so it was important to us that they felt at home. This is our standard when we are away fro home there comfort is most important, and they loved the place. My two year old was so relaxed and enjoyed sitting on the balcony with my husband. the space was spotless! very clean and modern design. We will definitely be booking this listing again in the near future!!

Our stay was just perfect. The property was exactly as listed and I actually thought it looked even better in person! The Topsl resort is a wonderful location between Destin and the 30A attractions as well. Property mngt was super responsive and helpful. We had a minor AC issue midweek but they quickly resolved this and followed up to be sure all was well. I would definitely stay here again!

Very nice and comfortable condo. We enjoyed breakfast on the balcony that has 3 cushioned chairs and small table. Condo has a well stocked kitchen, baths have plenty of towels and complimentary bath items, nice king size bed. Rental company left us a small cooler for our cold waters to take out to pool/beach each day. We want to go back!

Much cleaner than beach properties we've stayed at in the Cocoa Beach area. Other than the mildewed caulk around the tub faucet, the overall cleanliness of the property inside and the outside building and grounds was a nice surprise. The unit did not come with a DVD player in any of the rooms though the property management office indicated there should have been at least two (one in the living room and one in the bedroom), making the free DVD rental benefit kind of pointless the first day. They did eventually put a player in; though the process wasted two afternoons with a lot of waiting around for staff to show up. The water pressure in the showers of both bathrooms was non existent. This is something that should be a top priority to fix. We didn't bother mentioning to mgt. because we didn't want to wait around for that to be addressed after the whole DVD player issue. We did note it in our check out form so they can address it before the next guest. The balcony view was very pleasant and relaxing. The walk to the beach was easy, short, and convenient. We really thought the carts provided for bringing up groceries, the beach chairs in the unit were nice extra amenities. We would probably stay here again despite the few minor hiccups. Property management does seem to want to provide good customer service. The over all cleanliness and location is a definite draw to come back.
We sincerely apologize for the minor hiccups and wish your stay would have been absolutely perfect. When the DVD issue was first reported to us we did get one to you but were unaware it didn't work properly so once you let us know that the next day, one of our staff left the office to purchase a brand new DVD player at the local store and had it installed the same day. Please accept our apologizes. The items you mentioned have been addressed and we hope in spite of them you all had a nice time.

We have vacationed in Miramar beach the last several years and this rental is up at the top of our list! Fantastic location and the people and so friendly and helpful and everything was well kept and clean! Definitely one to go back too!

We drove almost 20 hours to get to the property, it was worth it!! We loved the place and had a great time. Location was excellent, well maintained. Proximity to the beach was great, easy walk. Met so many nice people while grilling, in the hot tub etc. Would love to return.

This was one best rental experience ever, the internet was not working and they came out promptly on Sunday fixed it. The c ol ndo was very clean, from top to bottom. Then lastly my oldest forgot his remote to his TV (because he brought his own,not that he needed to but he did) and they found it and UPS called me and i had it shipped home.. THANK YOU ALL

We could not have been more pleased with our stay!! The condo was absolutely perfect in terms of space, decor, location and amenities! The walk to the beautiful beach was very short, it was much closer than we even expected. The grounds are beautiful and very well maintained. What a wonderful experience. I'm used to staying directly on the beach when I come to Florida but, due to budget constraints, was unable to do so. I found this cute condo on a private drive and a short walk to the beach. I was astounded at how well decorated it was, how clean it was, how detailed Gibson is with their clients.
The towels in cute displays on the bed, the complementary items like paper towels, toilet paper, soaps, lotions, etc. You remembered every little detail and things that I did not remember. I will definitely use Gibson Beach Rentals again when I stay in the Destin area.

Fun trip. Stayed 9 nights. Property was clean and property and grounds were well-maintained. Beach access with shuttle bus available. Not far to plenty of restaurants and activities. Condo had lots of room and everything needed. Would recommend to other families.

Very good, the condo was very spacious and clean. We liked that the Summit was in a gated community, which provided added security. The only downside was the Summit building was off the beach a little ways which made getting to the beach a little harder. Tops'l provides a shuttle service so we took advantage of that from time to time. We spent a good amount of time at the beach and pool side. The pool amenities and staff were great for the most part. We got some food and drinks from the Blue Dunes Grille, which was good, but I did wait an extended amount for service one day. The staff had a DJ and several kids activities planned which provided entertainment. Overall, I would totally recommend it to friends and family, however next time I would stay on the beach, probably Tides building.

We had an amazing stay!!! Despite the hit or miss weather, and rough waters, it was fun! Condo is beautiful, very well stocked with all you will need. We used the BBQ grills just next to the pool a lot. Gibson was super easy to work with, when we had an issue with the tv, they came quickly to remedy the problem. Unit was very clean, and ready on time for us. Beach is a very short 8-10 minute walk. Should you have a lot of items to bring to the beach, the tram service is very quick and convenient. Master bedroom bed is very very soft, which was ok for me, but my hubby has a bad back, and would have done better with more firmness. Overall, more than pleased with our stay, would definitely return! ????
